The aim of this study is to identify a pattern language of inherited values for houses designed and built by builders for the housing market in korea. Pattern language is a packaged design idea which reflects values people have about their living space. These ideas arise from previous experience, cultural context, life style and many other sources. A pattern language based on patterns of traditional Korean houses has been used for a long time. The dominant patterns are flexibility of room use and stages of transitional spaces. More specific patterns are : gate facing East, South oriented house, three room frontage and ondol floor etc. As the society changes, house values change, and the patterns change. Therefore it is necessary to identify the new patterns and to understand the intended meanings of the users for thir living spaces.
To this end, Chapter Ⅱ presents an alternative method of identifying a pattern language for korean houses which reflects the users’ actual values. A case study of 452 samples of houses built and sold by builders in the market in Cheongju analysis the plans according to the number and layout of rooms, the orientation of the livingroom and gate, the type of plan and elevation etc. The findings of the analysis are compared to the traditional house values. This provides the basis for the identification of current patterns.
Chapter N describes 16 major patterns reflecting inherited values in house space, the ideas behind these values and the history of their development. For example, the study shows the ‘’ shaped house is most popular, accounting for over half of the houses built and sold by builders. It was made possible by the introduction of slab roofs in 1976, and allows for the room to have light on two sides at the center of the house from which one enters all other rooms. Patterns are shown to evolve in three ways : 1) they appeared newly, like roof spaces used as a service yard, 2) they change, but remain in concept, like multihousehold from multigeneration 3) they remain in actual style and the concept is still valid, like the ondol floor.
As a conclusion of this study, some major patterns are identified as a pattern language in builder built houses for the market in Cheongju, Korea. It is the hope of this thesis to provide a valuable reference to architects and builders designing and building houses for the korean people.
