Report Errors
This study examined the existing selection processes of the standard lands. Its analysis showed that the number and distribution of the standard land was not reliable and objective to account for private land blocks. First of all, the typical standard lands have to be selected for the effective benchmarking and selection of private land pricing. For this reason, in the sampling process of standard lands, the prices and characteristics of the private lands must be considered into the number of standard lands and its spatial distributions. In order to propose an optimal selection method, we implemented the spatial visualization and interpolation of land price information and defined land price parcel hierarchically by using a cluster analysis. This allowed the selection of comparative standard lands consistently and objectively in a process of public land pricing. Second, we could estimate proper number of standard lands by conducting a repetitive cluster analysis. This estimation would be meaningful selection of the least standard lands.
