The purpose of this study is to find the applicability of project finance to the various type of development projects, through the case study of feasibility study on the real estate development project to which the project finance is applied in 200l~2004. This research has found out that the application of the project finance is decided by the profitability and certainty of debt repayment. And the index of those factors is used separately as types of the projects. In case of the urban development project, the critical project risk is term’s delay of obtaining the project permission by the authorities. And the result of those risks being reflected, required return and profitability would be higher than other cases. So, the projects of which the land cost and uncertainty of project permission by authorities are low, have the possibility of application of the project finance.
