This study aims at analyzing apartment-type factories as a measure of industrial redevelopment. The apartment-type factories provide enterprises with a modern and convenient space and are cheaper than most office buildings. Those features attract firms in the city and are regarded as a good measure of industrial redevelopment.
The study analyzes the apartment-type factories in the Seoul Digital Industrial Complex as a measure of industrial redevelopment. More than 60% of apartmenttype factories in Seoul are located in the complex. The complex has a meaning as a model area of apartment-type factories. And most of the information and statistics about the apartment-type factories come out of the complex. Most of all, institutions and system concerning the apartment-type factories and the change by construction of the apartment-type factories are well observed in the complex.
According to the study, wide plots of land, high floor space index, convenient transportation and good environment for network are the strengths of the Seoul Digital Industrial Complex as a site for the apartment-type factories. But the shortages of the infrastructure and convenient facilities, development without comprehensive plan, prevalence of law offence and the rise of real estate prices are serious problems in the complex.
From the study we found that positive intervention and government support are needed for the sound industrial redevelopment. The impact of redevelopment and comprehensive plan including preparation of the infrastructure should be examined before the construction of the apartment-type factory.
