The meaning of residential space in modern society has changed from the space for the rest of the family to that for one"s hobby, work, socialization and other purposes as the society varies in terms of increase in the number of single household, decrease in the number of family members, change in communication system of information society and life styles, focus on design, and types of jobs. In the mean time, apartments have been named after the region that the apartment is located in, not the construction company. In 2009, brand-name apartments started to emerge as a concept apartment with differentiating identity. Nowadays, a lot of interest is shown in seeking specialized items fit for each apartment complex since the changes in apartment complex and the differentiating items can raise the value of the apartment satisfying various life styles of the people in modern society.
Differentiating item related factors of apartments was extracted based on theoretical consideration. Planning factors for outer spaces include rest/environment friendly factor, street planning factor, and etc. Architectural planning factors include planning factor for residential building block, apartment unit, and community facility.
Based on the differentiating factors extracted above, an analysis was conducted on the application in examined facilities. As a result, it was founded that concept on communication between human and nature was the biggest issue which is common not only in provincial cities abundant in natural environment but also in Soul and its surrounding area.
However currently ongoing differentiation in housing suppliers is still limited to adoption of some order items, change in finishing materials, installment of information facility, change in shared space rather than transformation of the design itself. Therefore this study suggests more specific differentiating factors.
