This study aims to explore factors associated with tenure choice from 1990 to 2010. Employing multinomial logit model with Korea Population and Housing Census data, the author identified several factors related to households’ tenure choice of rent(large-sum deposits type, Jeon-se or monthly rent type, Wol-se) over owner occupation. Households living in rental units are likely to be associated with unstable socio-economic and housing conditions such as low education level, unstable occupation, divorce, one person household, old housing units, and reliance on public transportation. The results reflect socio-economic changes in Korea during last two decades, such as increasing economic unstability, lowering fertility rate, aging society, increasing divorce rate, getting married later, and growing population of one or two person household. Based on the findings, the author suggests several policy implications including diversification of housing types other than massive apartment complexes, providing houses easily accessible public transportation, and reconsideration of national standard housing unit and housing size regulation.
