The goal of the study is to analyze the differences of housing conditions and residential mobilities among low, middle and high income households in Seoul, and to extract the features of these households. The finding is that each income bracket has the different housing conditions such as housing types, tenures, the number of moving and the period of non-homeowning, etc. Meanwhile, in the aspect of the residential mobility, the low income bracket has less improvement in the residential stability than the others, and in Dongnam-kwon and Seobuk-kwon they have relatively low improvement. In addition the residential movement of each income bracket is influenced by the households’ characteristics. Such findings suggest that some housing programs be ready for the low income households and for the regions where they are concentrated in order to improve their residential stability in balance. Plus, for them the housing stock should be increased and the support for improving detached houses is also necessary.
