In recent years, the deterioration of indoor air quality (IAQ) and its adverse health effect have received attention. Especially, many researches have reported that moisture problems in built environment are affecting the deterioration of buildings performance with increased or decreased hygroscopic properties. Inappropriate moisture transportation may increase water activity in building materials, especially on thermally vulnerable surfaces due to thermal bridge, etc. The most prominent moisture problems in residential buildings, especially high-rise apartments are condensation and mold growth phenomenon. Moisture problems may increase the risk of adverse health effect including asthma, coughing, wheezing, and upper respiratory tract symptoms. Thus humidity control is one of the important parameters to provide health environment for occupants.
Condensation and mold growth phenomenon in buildings, a phenomenon that has occurred as long as humans have lived inside of built environments is not a new problem. However, the incidences of moisture related problems have been increased as buildings have become more air tight with higher insulation performance. Thus, the control of these phenomenon have become a major concern to architects and builders. To reduce the risk of the moisture problems in built environment, we must first understand exact moisture transportation mechanisms in building components and environment along with heat transfer. Based on understanding of hygrothermal performance we could develop and apply appropriate measures to provide mold-free, condensation-free environment during the course of building service life.
In general, mold growth is mainly affected by water activity (or ERH) on building materials, surface temperature, duration of exposure time, and substrates. The minimum requirement of ERH for mold growth is much lower than condensation phenomenon, so we always have to focus on trying solve mold problems first. Couple of considerations to apply moisture control in built environment are discussed in the manuscript, including analysis of heat and moisture transportation analysis, moisture distribution on interior surfaces, requirement of surface relative humidity and so on. Building environment are always changing (for example balcony removal in apartment houses), thus affecting moisture characteristics in built environment. As the number of lawsuit and claims related to moisture problems has been increased, more detailed hygrothermal analysis should be performed and applied in design to provide healthy environment.
