With the rapid increase of aging population and the increased proportion of the single elderly households, it becomes important to enable for elderly people to live independently in their own house. The purpose of this study is to explore accessible design features based on the guidelines of Lifetime Homes and Barrier-free Design and to analyze the additional costs to apply these accessible design features in case houses. We examined the additional costs to improve accessibility in alteration and new construction cases. The results show that the cost of accessibility solution can be reduced when accessible design features are applied in the earlier planning stage of construction. It is impossible to install a lift in the urban multi-family house because of lacks of space and the structure. Under the alteration situation, the costs of improving accessibility in bathroom was the highest expense for the renovation. For improving the accessibilities in the bathroom, it needs to install larger doors for easy access, to remove the floor level differences, and to change layout of a WC, a wash basin, and a bath. In new construction situation, the provision of a lift or a slope way to enable access to dwellings above the entrance level was the element that cost highest. This study provides information to reduce the cost of future modification and to develop housing models for the elderly in cost effective perspectives based on accessible design features.
