The purpose of this study is for suggesting a guide principle to build up a sustainable silver town and is for contributing a welfare policy of regional government and public sector in elder` welfare. Based on a theoretical approach and a case study for the silver town, A conducted Survey for baby boomers enrolling in national pension shows how has influences on the selection of the silver town type to individual characteristics which make people moving to its by mediating factors of consideration in entering its. To analyze the survey uses hierarchical regression analysis recommended by Baron and Kenny. In result, regional variable among individual characteristics factor were fond to be affecting small aging in place silver town(β=.104, p<.001), and complex aging in place silver town(β=-.138, p<.001). Sex variable(β=-.084, p<.01) and region variable(β=-.070, p<.05) among individual characteristics factor were found to be affecting green silver town. The convenient facilities variable among factors of consideration in entering its were found to be mediating in small aging in place silver town, and the public confidence of business entity variable(β=.072, p<.05) among factors of consideration in entering its were found to be mediating in complexed aging in place silver town, convenient facilities variable(β=.184, p<.05) among factors of consideration in entering its were found to be mediating in small aging in place silver town. Therefor this study indicates the validity and the achievement for the purpose of the business when business entity makes the best use of determinant factor of intention to move into the silver town. So they must use it for after they research mediating factors impact on silver town type.
