The multi-family house(다가구주택) and officetel(오피스텔) is typical rental housing types accounted for more than 70% of the rental market. Although these have important role in the market, the studies and analyses on the market’s demands along with situation are rare. This study tried to analyse the variables of housing choice between the multi-family house’s and officetel’s tenants in Seoul. By comparing the two rental housing types’s tenants, this research could find the characters of their preferences. With surveying the tenants, the study would find results as following; First, the difference of the two type tenant’s preferences were identified. The tenants of multi-family house’s tenants consider rent and costs more important. However, the tenants of officetel are serious about the residential environments and the social image instead of rental costs. Second, tenants having monthly rental contracts tend to choose rental houses under their income levels, while Chonsei’s tenants follows their assets in rental selection. With data limitations, this study could show just several aspects of the rental housing market’s consumers. Additional researches should follow to reveal the whole structure of the rental housing markets.
