This study aims to analyze the factors that have an influence on the goodwill value of commercial building. It is necessary to carefully consider the goodwill value because current law or the Supreme Court precedent doesn't recognize goodwill value as a right. It also reviews the issue of compensation for goodwill of commercial building and previous studies where goodwill is mostly measured in asking price. Based on survey data in Chulsan commercial district in Gwangmyeong-si, the goodwill of commercial building is measured in terms of real transaction price. To control for the effect of the other independent variables, we used a multiple regression model. The model was performed considering the goodwill value of commercial store as dependent variable. The independent variables consist of location, rent, area and so on. The results drawn from the multiple regression model are as follows: the goodwill value of commercial building is influenced by various factors such as whether the commercial store is located on the 1st floor, the monthly rent, the location of shop, the officially assessed land price, area, and business types. The principal determinant of goodwill value of commercial store is whether the location is on the 1st floor.
