The decline of urban core is global phenomenon in modern era. As the most popular policy choice against the decline, many local governments try to revitalize the urban core area. However, policy efforts to solve the problem may not always successful due to poor analyses and researches. This study examines household characteristics in urban core area by their residential location preferences and derives housing market characteristics which suggest some useful policy implications in the case of Deagu metropolitan city. The households are classified into three categories - indigenous residents, central city movers (gentrifiers) and suburban movers. The main findings of this study are follows. First, the characteristics of indigenous residents can be summarized as old, less educated, self-employed or the owner of small business in the CBD. Second, the central city movers are characterized as young, single or newly-married, highly-educated salary men. They prefer short commuting than amenities available in the suburbs. Third, suburban movers are found to be middle-aged households with relatively larger family size. Based on these findings, this study suggests that housing services for central city movers should be provided in order to attract more people into the central city.
