The study empirically analyzed the residential environment affects the housing price by using OLS, SAR, SEM and GWR Model. The spatial scope was 2018, and the spatial range was 25 areas in Seoul. The independent variable was a House Price index and the dependent variables were residential environment, social and economic living environment. As a result of empirical analysis, the GWR model performed the most out of the four models when compared with the AIC evaluation criteria. As a result, most of the variables, such as the length of bike path, the number of medical institutions, the number of sports facilities, the amount of local taxes, the area of ​​the park give a positive (+) effect on the House Price Index. On the other hand, the number of basic livelihood security recipient gives negative (-) effect on the House Price Index.
