1. CONTENTS (1) RESEARCH OBJECTIVES The problem of real estate has an impact on the economy of ordinary people. Each governments dealt with real estate policy being very important. Whenever the real estate market was unstable, each government controled real estate market with restrained imaginary demand policy and expanded supply policy simultaneously. The reasons for government intervention in the market are effectiveness and utilization. In this study, we evaluate the real estate market and real estate policies of Lee Myung-bak’s government, furthermore we supposed to suggest how to improve. (2) RESEARCH METHOD This study used literature review and empirical analysis. First, Lee Myung-bak government's housing policy was researched. Second, in order to diagnose real estate market, the KB Bank’s House Price Index, Real estate 114;s materials, as well as the United States FRB Data were compared. (3) RESEARCH FINDINGS First, the price change rate of small housing was higher than the medium’s. Second, the supply of small apartments fell down sharply. Third, through the analysis of Korea and the U.S. housing market, since Arpril 2007, the housing prices in the U.S. was adjusted lower, however, the housing prices in Korea was instability. 2. RESULTS The short-term oriented policy should be avoided, and the efficiency and credibility of policy should be increased. Furthermore, the long-term policy system should be established. and rental market’s improvement is necessary for stabilization of real estate market.
