This study investigates the influence of urban spatial and public cultural and recreational facilities on apartment prices in Busan Metropolitan City, South Korea. This research is set against the national concern of demographic decline and socio-economic transformations. The decrease in Busan"s population by 3.55% from 2017 to 2022 raised concerns about regional extinction. Using hierarchical linear modeling, the analysis encompasses 14,533 apartment transactions from 2022, examining both individual apartment characteristics and broader regional attributes. The study includes variables such as apartment size, room count, building age, and regional elements like the number of parks, schools, and public amenities. The results show that apartment prices are predominantly determined by specific property attributes, with community facilities like cultural and recreational infrastructures having minimal influence. The research highlights the need for more detailed future studies, particularly in understanding the impact of green spaces on property values and consolidating smaller regional units for more comprehensive analysis.
