People’s interest in reconstruction and remodeling is increasing to improve the aging and performance of apartments. Compared to reconstruction, remodeling has relatively few environmental problems due to construction waste generation and resource waste, and the demand for remodeling is increasing due to the short business period. However, there are 154 complexes currently undergoing remodeling of apartment houses, but only six of them have begun construction. Therefore, this study aims to derive risk factors that affect the progress of the remodeling project by investigating and organizing the cause of the delay in the remodeling project through prior research and expert interviews. And then, the risk factors investigated are grouped into four categories: planning stage, planning and design stage, contract and construction stage, and availability and maintenance stage.
