For a successful architectural project, systematic and objective decision making is a prerequisite from the planning and designing stages. However, the existing LCC analysis focused only on simple cost saving and its accompanied economic efficacy while missing out environmental aspects of a structure. This could be serious since the construction sector tends to use more energy and emit more green house gases than others, producing a considerable amount of CO2. Although recently, a new approach of integrated CO2 analysis has been introduced, which is more advanced than the existing simple LCC method, it is difficult to collect whole data necessary for each evaluation item since the product-specific cost is not presented under the LCC. In fact, collecting the entire set of required data for evaluation would be hard to achieve.
In this research, cost evaluation items were selected by relatively high weights and items with heavy influence over a decision-making process in order to suggest an LCC-LCA model that is useful in comprehensively assessing the economic cost and environmental cost throughout the whole life cycle of a structure. Also, for the purpose of this study, LCC-LCA model was applied to actual practices and compared with existing methods to test the model''s effectiveness.
As a result, accumulative costs were gained through the improved LCC analysis that regards simple cost aspect only, and found a breakeven point at the point of 20 years of operation. And with the LCC-LCA method, the breakeven point was shown by 10 years earlier than the one under the improved LCC method. The results shown that considering both cost and environmental aspects could guarantee more objectively to choice of alternatives.
