To develop an economic evaluation program for the application of IBS(Intelligent Building System) in deteriorated buildings, this study presented the economic HVAC plant system of 3 alternatives for intelligent building, estimated energy saving cost and operation labor saving cost according to the introduction of BAS(Building Automation System), and analyzed the total cost of BAS, OA(Office Automation), TC/AV(Tele-Communication/Audio Video), SI(System Integration) by IBS 4 grade through Life Cycle Costing Method. Using this program, clients select an optimum IBS grade through the profit-and-loss account.
