With the resepect to improving residents' life sustainability and circulating old housing stock, housing remodeling can be regarded as a nexus of sustainable development. In this context, a research study regarding apartment housing remodeling in Korea and in the United States was proposed and has been funded by the Korea Research Foundation from 2003.
As part of a two-year research project titled 'A Study on the Development of the Programs for Housing Policy to Support Multi-family Housing Remodeling in Korea', this study was conducted to explore the characteristics of apartment property remodeling in the United States. The purpose of this study was to investigate the features of US apartment remodeling and evaluate the effects of remodeling acitivities through the surveys and interviews with the selected property managers.
Major research findings are as follows. First, remodeling activities in the US apartment housing can be identified as the two primary categories such as remodeling of apartment buildings and remodeling of apartment sites. These remodeling acitivities in the US apartment sites have been conducted consistantly and decided by professional maintenace groups. Second, remodeling activities have been done for improving site amenities. Third, instead of rebult, rehabed apartment properties have been possible by means of apartment site remodeling. Some companies purchased obsolete apartment sites, rehabed them, and reopened the properties. This type of apartment remodeling may be possible in Korea in the future so as to activate rental apartment remodeling. Fourth, it was fugured out that the primary purpose of apartment remoldeing is to have structually-safe residential enviroments for residents. Also, it has been an important purpose to provide technology-friendly or environment-freindly residential communities for people.
Based on the above characteristics, we found that apartment remodeling would improve residential satistisfaction and reduce the turn-over, and eventually lead residents to have life sustainability in their current places.
