The purpose of this thesis is to investigate into construction activities and urban expansion of the city of KimHae in Pusan Metropolitan, which has been experiencing a rapid expansion.
Especially the author concentrates upon construction activities and urban expansion of different time periods and subareas of the city, and from this, illuminates a number of problems caused by rapid urban expansion.
The city of KimHae is found to have been experiencing increasing in-migration from neighboring Pusan metropolitan area, area differentiation, diversification of urban functions, and resulting rapid urban expansion. Especially, in order to accommodate increasing in-migration from Pusan, construction activities have been increased dramatically.
1. Ratio of large buildings has been increasing, while only few buildings taller than four stories have been constructed.
2. There exists a difference in construction activities in terms of subareas-city center, surrounding areas, and newly developing areas. In addition, buildings for commercial and office use are constructed in city center; few buildings for commercial use, in residential areas; and industrial and distribution and storage buildings are built in industrial areas. These area specific construction activities indicate urban function and area differentiation.
3. New constructions are found to be fueled by in migration from neighboring Pusan metropolitan area.
4. Urban expansion has accelerated since the beginning of 1990s.
Rapid urban expansion of KimHae has resulted in overload on urban infrastructure and corresponding urban problems, such as traffic congestion and inadequate public services. Even worse, this rapid urban expansion of KimHae will not slow down as long as the Pusan metropolitan area cannot solve own problems of housing and land shortage.
