This study focuses on the comparative research between Seoul and Tokyo about the fluctuations of land values in the progress of weaving into World Eonomy, and the changes of land values distribution during 20 or 30 years, and the restructuring of internal structure through the changes of land values distribution.
The major findings of this study are as follows.
1. Both metropolises commonly experenced sudden rise of land values three times after 1950. The cycle is about 12 years. The period of sudden rise of land values in Seoul is late about 4 years or 1 year in comparison with the period of sudden rise in Tokyo. I think the reason have relation to the time of weaving into world economy.
2. As a result of investigation about the changes of land values distribution on both metropolises, we see a fixed site of CBD during 20 or 30 years, and acceleration of high land values on ths CBD, and multicentric structure. The land values of four subcenters in Tokyo is estimated to reach 70-90% of the highest land values. In Seoul, the rate of three subcenters is 30-50% of the highest land values.
3. The features of land values distribution are both metropolises are distinctly different. We see very regular pattern in tokyo, but very irregular pattern in Seoul. The difference is due to topograpy, traffic system, history of urbanization and urban planning.
4. The restructuring of internal structure is obvious in CBD and subcenters that is estimated more than 30% of the highest land values. This is closely relation to the progress of. deindustrialization and information society. Banking & insurance and wholesale is very important business in CBD. Especially the rise of service industry relation to business, for example, service of providing and handling information is obvious in Tokyo. In comparison to Tokyo, many small firms remain in CBD of Seoul. On the contrary, the high rate of large firms is found in subcenters. This is due to relatively low land values in comparison to CBD, and the rise of accessibility by establishment of subway, and the effect of information society.
