This study analyzes the existing techniques of residential site design and proposes a new approach. Up to the present, only two types of residential sites have been provided by public corporations and local governments in Korea. One is for detached housing and the other is for apartment housing (condominium). There are many problems for both types of residential developments.
The detached housing developments are expensive because they require much land for streets as well as much cost for utilities and services. They usually do not provide open spaces for communal activities but create long and narrow streets surrounded by walls and fences. On the other hand, the apartment housing developments are mostly large scale developments and create huge open spaces. Although the open spaces are owned by a group of people, they allow unrestricted public passage since there is no territorial subdivision of land for a small group of people.
In order to solve the problems, this study proposes a new site design approach. The new approach provides a medium-size residential lot on which a cluster housing system, composed of 30-50 row or detached houses, can be built. The design of the new approach aims to minimize the amount of public land and the length of streets for public passage and to maximize the amount of private and semi-private land. The approach expects to lower the cost of housing site developments, to enhance the territorial qualities of residential areas (open spaces), and to promote neighborhood cohesion and communal activities.
