It is necessary that an administrative office in environmental affairs assesses the outcomes of environmental policies quantitatively, which is carried out so as to create a better living circumstances. Environmental noise is the one of factors that affect residents' living circumstances in urban area.
The purpose of this study is to quantify the environmental benefit of environmental noise improvement at a residential district in Pusan metropolitan city. It is estimated by hedonic price function, which consists of land price-related factors.
The results are as follows ;
First, land price is mainly affected by land use, accessibility, environmental conditions. Second, semi-logarithm function type in hedonic price function is used to estimate environmental benefit of environmental noise improvement, because it is statistically significant. Third, it is obtained that one unit improvement in environmental noise at residential district will rise 0.63 point in average land price.
To advance a living circumstances of residents, we need to plan environmental policies for the environmental noise improvement strategically.
