This empirical study's purpose is to analyze the characteristics of the formative process of development and land use patterns in the surrounding areas of Daehak-ro of both the Wonkwang university and Jeonbuk university, and to find out the similarities and differences between the two case study areas. The major findings of this study are as follows: First, the land readjustment projects served as direct momentum for development in both study areas although the projects were begun at different periods. Also, while the case study of Wonkwang univ. shows a linear development pattern, the case study of Jeonbuk univ. shows an area development pattern; Second, it appears that there are four main uses in progress for the two areas living, amusement and leisure, sports and recreation, and food sales. These are the main four uses out the twelve possible uses for the areas. This is the same result in both study areas. However, it appears that there is a small difference in the ranking of these four major uses between the two case study areas as the use for living space, for example, is ranked first in the case of Wonkwang univ. and the use for amusement and leisure is ranked first in the case of Jeonbuk univ.; Third, in both of the two case study areas the ratio of total gross floor area used for living space shows a steady decrease, while the ratio of total gross area used for amusement and leisure shows a steady increase; Fourth, while the study shows similarities in land use patterns of the front part of Daehak-ro, between the two case study areas, it shows many differences in land use patterns of the inner street part of Daehak-ro.
