Every trading area has its local unique characteristics and is formed affected by the purchasing power of residents nearby, residential environment, administration, education and transportation. Retail stores form a cluster and an increasing number of retail stores continue to come together, establishing a major trading area. There are two factors behind the establishment of a trading area such as external factors centered on the ground and internal factors focused on the area's attractions. External factors include the infrastructure, transportation system and urban hinterland and etc. while internal factors involve a type of products and service, convenience, tourism, pleasurability and so on. As the open port area and the final destination of Kyung Boo Train Line, Old Downtown(Jung Gu etc.) has grown faster than Dong Rae, the previous downtown, thanks to the port construction under the Japanese imperial occupation and its market value appreciated. After the liberalization and the Korean War, a large number of a population has come to Busan, establishing a trading area. So it is safe to say that a trading area of Busan was formed out of social factors. As the process of urbanization, Busan has experienced the development of secondary downtowns and the shrinking of its downtown. Nowadays, the trading area of Busan consist of two downtown trading areas, five secondary downtowns and other districts for environment and residence.
First, a trading area of its downtown refers to a trading area of old downtown centering on Kwang bok dong and Nam po dong. A trading area of old downtown which has shrank due to the development of a secondary downtown is gaining its energy again thanks to the effort to re-vitalize it and the introduction of big major distribution facilities. As a major trading area of Busan, Seomyun is continuing its high status as a trading area affecting broader areas.
Despite the continuous spread of areas of Busan, however, the decline of its population is continuing. What makes matters worse, the development of secondary downtowns and their adjacent areas is making the power of secondary downtown area spread more wider than before. The development of a secondary downtown area might affect the major trading area of a downtown and have a negative effect on it with the concern of its division and contraction. In this regard, a trading area of a downtown should restore its power which is continuously shrinking and should revitalize its area.
In this backdrop, as a way to activate the trading area of old downtown of Busan, this study will find a way to transform it into the international trading area through developing methods to internationalize it.
