For apartment houses, after 15 years from the permission of using, remodeling with extension is possible. Design method could be classified for design of remodeling with extension as follows. Those include complex design method, residential unit design method, parking lot design method and resident welfare facility design method.
1) Complex Design Method
The first thing to do in the complex design method is to find out the faults of existing complex and to search the method to backup. Among these methods, the first consideration is the channel of movement for the vehicles and pedestrians. With the considerations of channel of movement for the vehicles and pedestrians, main exit must be determined. And channel movement of vehicles except from emergency and moving trucks must be guided to the underground parking with short line, if possible.
2) Residential Unit Design Method
Generally, this method would be designed mainly in order to overcome the problems of existing residential units. Firstly, optional type (variable type) plan could be adopted in consideration of residents’ preferences. In case of corridor type apartment houses, after structural changing into stairs type, the privacy of rear rooms could be secured. In entrance room, sufficient closets and storage should be secured. And main bathroom and additional one should be separated. Living room would be secured in span considering modern pattern of life. Kitchen should be secured rational working space and sufficient closet with the consideration of housewife.
3) Parking Lot Design Method
In the design of remodeling for the parking lots, considerations are as follows. Natural separation of vehicles and pedestrians, green space on the ground must be secured to the maximum limit with the minimum of ground parking. In an avoidable case, green space must be secured with setting of the decks. Parking lots must be planned for the construction of residential building in case of new underground parking. Channel of movement and vertical channel of movement should be considered with the underground parking and residential building. Skylight and sunken space should be planned with the consideration of natural lights and ventilation of underground parking. The position of ramp for exit should be planned in the place of free position with the pedestrian’s channel of movement.Special exterior viewing could be checked.
4) Residents Welfare Facility Plan
The position of the attached welfare facilities could be selected with the relation of planned channel of movement in the complex planning of the apartment houses remodeling. Revitalization method must be found for the attached facilities and exterior space. As the residents welfare facilities, lobby lounge, fitness-center, indoor golf training course, storage of parcel service, guest room, internet room, movie room, etc. could be installed.
