The purpose of this study is to analyze the development density based on regional characteristics. This study is conducted under the premise that the development density is considered the characteristics of the local differential. First, research the range of 5 urban zones on 2030 urban master plan(possible agenda). Second, select the factors affecting the development density on 5 urban zones. Third, analyze state of realization ratio and regression analysis on 5 urban zones. As a result of analysis, realization ratio is affected by residential area and commercial area. There is no correlation between to realization ratio and factors of the distance to the center, land-use complex, complex facility. It is different that 5 urban zones is on state of realization ratio and affected by factors. The conclusion of this study is to make the density management system considering the regional characteristics.
