Aging society causes various problems for the elderly such as protection, health, support and so on. Thus, the policy making related to welfare facilities and residential environments for the elderly is very active. Specially, in the point of Aging In Place, it is very significant point to establish elderly-friendly environments and the housing remodelling for the elderly need to be dealt. However, the previous studies and standards related to the housing remodeling for the elderly are focused on the safety of physical environments. Therefore, there are limitations and consideration applying smart technologies are insufficient. However, the characters of baby boomers are different from the elderly of the previous generation. Thus, we need to seek new approach for housing remodeling answering the characters of baby boomers. The purpose of this study is to analyze the preference of new items related to housing remodeling for the baby boomer, and to suggest the basic guideline. The method of study is literature review of previous researches and survey. Firstly, we develop the items of housing remodeling through analyzing existing housing remodeling items and the items applying IoT technologies through literature reviews and previous studies. Secondly, we deduce the items applied by priority through analyzing the preference of items of housing remodeling. This study leads high-tech of housing remodeling for maintaining active aging for the pre-elderly and using the basic guidelines for the optimized housing remodeling.
