Thus far the dominant image of urban development in East Asian metropolises has been large-scale state-led redevelopment characterised by mass demolition and construction of megastructures, and a wholesale displacement of the residents. This image has also been central to recent theorisation of gentrification in the “Global East”. Gentrification in East Asia is presented as state-led large-scale new build gentrification and beautification of urban areas for tourism. Based on the case studies on four cities in East Asia, this paper challenges this stipulation and points to the newly emerging urban forms of small-scale, culture-driven, often spontaneous, changes in built environment, which appears similar to the “classic” phase of gentrification in Anglo-American cities. Furthermore, even in the cases of state-led gentrification, processes are always diverse and results unpredictable as various factors such as geographical characteristics of the place, political situations, economic demands, strength of community bonds, and legal arrangements in land ownership all come into play. In these series of mediations, state and large capital’s attempts at gentrification are often frustrated and ending up producing unintended urban forms, which creates a potential for new forms of local governance.
