This study builds a home remodeling scenario that responds to population decline and economic downturn which bring changes in the number of households, the size and number of housing units, buildings, and communities. Home remodeling is perceived as a time-saving and affordable way to manage multi-family residential in South Korea. Thus, this study proposes the two types of multi-family residential remodeling that manage the result of population decline in housing units and communities. The first type is to remodel one or more stories of multi-family residential buildings that those stories are filled with vacant units. The second type remodels one or more buildings in a multi-family residential complex. In the both types, remodeled stories and/or buildings accommodate community facilities such as gyms, indoor gardens, and/or daycare centers. This study expects that these two types of home remodeling provide a model of home improvement that deals with the impact of population decline and economic downturn on housing market and policy.
