New Stay REITs which is being pursued for the purpose of housing stability of the middle class, has characteristics of publicity and development projects at the same time. These features distinguish New Stay REITs from rent-based REITs. The main results drawn from the empirical analysis are summarized as follows. First, New Stay REITs did not appear statistical significance in the LTV ratio variable, which is different from the rent-based REITs. Second, the use of private loans by New Stay REITs did not improve profitability. These results can be inferred due to the publicity and the characteristics of long-term development projects. Third, it is analyzed that the increase of the share of financial investors has a positive effect on profitability due to the enhancement of business stability in both types of REITs. Fourth, in the case of rent-based REITs, the assets located in the Seoul area were analyzed to be lower returns than the assets located outside Seoul. This result is due to the low vacancy rate and high liquidity, which lowers the required rate of returns for investors. However, this study has limits that can be used expected financial data of New Stay REITs, and it is difficult to directly compare the two types of REITs. It is expected that the study contribute to the development of the private rental housing business in the future.
