Korea has experienced rapid economic growth and urbanization since industrialization, and its population, buildings, urban infrastructure have increased, and urban space has gradually expanded. The period of quantitative shortage of housing is over and the growth of the city has reached its limit, and behind the scenes, the congestion and decline of the city is progressing. The congestion and decline of the city is represented by the change in the physical environment in which vacant homes occur. The vacant houses undermine the urban landscape, reduce the attractiveness of the housing and hinder the influx of the population. It can also be a silver medal for crimes, expose it to fire and collapse, and lead to various urban problems, including illegal dumping. Recently, various researches and projects and support of local governments have been conducted to solve these problems. However, in order to solve the problem of vacant houses efficiently and systematically and use them as social assets, it is necessary to first understand the underlying mechanism of occurrence and apply the appropriate method. Based on these backgrounds, this study aims to analyze the causes and regional characteristics of vacant houses in Songlim-dong, Dong-gu, the representative old city of Incheon. Through this, I would like to understand the process of forming empty houses in cities, explore ways of continuous urban regeneration using the empty houses, and suggest urban redevelopment exit strategies that reflect locality.
