Background Demand for houses with various designs that contain the needs to diversify according to residents lifestyles and personalities is increasing. This study aims to derive architectural and spatial composition characteristics through conceptual review, statistics and case analysis by selecting multi-family houses that can rent stores and houses together at the same time as the owner lives Methods First, through previous studies and literature, the concept and transformation of multi-family housing and the demand for changes in residential space design according to lifestyle changes after COVID-19 Pandemic were considered. And the trend is examined through the analysis of statistical data on multi-family houses in Gyeonggi-do. Second, the characteristics are derived through the analysis of the district unit plan and the concept and spatial composition of the architectural design of the case of multi-family housing in the district. Third, it suggests the direction of future multi-family housing design. Result First, various planes and spatial configurations appeared according to the diversifying types of family members. Second, the three-dimensional spatial volume is becoming important due to the vertical expansion of the spatial volume. Third, through the control of the solid and void of mass, the rights of mining and ventilation are secured and through this, it is designed as an emotional space for spatial experience. Conclusion It is necessary to reflect the design of changes in the needs of the owner and the lifestyle of future tenants through understanding the surrounding environmental conditions and continuous monitoring of the trend of housing preference. Multi-family housing supplied through this series of design processes will be an alternative to high-quality housing at a reasonable price for the working class in the strained housing market on one side of the apartment.

연구배경 거주자의 라이프스타일과 개성에 따라 다변화하는 요구를 담는 다양한 디자인의 주택 수요가 증가하고 있다. 이에 본 연구는 최근 주거공간의 의미 변화를 살펴보고, 단독주택 유형으로 건축주의 거주와 동시에 상가 및 주거의 임대가 가능한 수도권 다가구주택을 연구의 대상으로 선정하여, 개념 고찰과 통계에 의한 현황분석, 다가구주택 사례분석을 통해 건축 및 공간구성 특징 도출을 목적으로 한다. 연구방법 첫째, 선행연구와 문헌을 통해 다가구주택의 개념 및 변천, 코로나19 팬더믹 이후 라이프스타일 변화에 따른 주거공간 디자인의 변화 요구를 고찰하고, 경기도의 다가구주택 통계자료 분석을 통해 경향을 살펴본다. 둘째, 연구대상의 지구단위계획과 지구 내 다가구주택 사례의 건축디자인의 컨셉 및 공간구성의 분석을 통해 특징을 도출한다. 셋째, 미래 다가구주택 디자인의 방향을 제언한다. 연구결과 첫째, 다변화하는 가족 구성원의 유형에 따라 다양한 평면과 공간구성이 나타났다. 둘째, 공간 볼륨의 수직적 확장으로 3차원의 공간 볼륨이 중요해지고 있음을 알 수 있다. 셋째, 매스의 솔리드와 보이드 조절을 통해 채광과 통풍의 권리를 확보하고, 이를 통해 공간 경험의 감성 공간으로 디자인되고 있다. 결론 주변 환경조건에 대한 철저한 이해와 주거 선호 추세의 지속적 모니터링을 통해 건축주의 요구 및 향후 입주자의 라이프스타일을 변화에 따른 디자인을 반영함이 필요하다. 이러한 일련의 디자인 과정을 거쳐 공급된 다가구주택은 아파트 일변도의 경색된 주택시장에서 서민층에게 합리적 가격의 질 좋은 주거의 대안이 될 것이다.
