This study aims to explore directions for improving residential environments based on a survey of residents’ awareness, utilizing the waterside, which is a characteristic feature of Tokyo’s waterfront area. To achieve this, a survey was conducted among residents of apartment housing in Tokyo’s waterfront area, and Importance-Performance Analysis(IPA) was used to analyze the gap between the factors residents consider important and their satisfaction, identifying the position of the waterside among various residential environment factors. Subsequently, a correlation analysis was performed to evaluate the impact of the waterside on residential satisfaction. The IPA results indicated that while the waterside in Tokyo’s apartment housing is highly important, residents’ satisfaction level is relatively low, suggesting that intensive improvements are necessary. Additionally, the correlation analysis showed that the impact of the waterside on residential satisfaction has a stronger correlation compared to other factors, indicating a need to prioritize measures to enhance satisfaction with the waterside.
