The purpose of this study is to present policies to improve housing stability and housing standards for residents of public rental housing by verifying whether variables such as socioeconomic characteristics, spatial satisfaction, and social relations affect community space satisfaction. The sample consisted of 268 respondents who participated in LH’s 2018 Post-Occupancy Evaluation(POE). As for the sample data, community space satisfaction was used as the dependent variable, and multiple regression analysis was performed with socioeconomic characteristics, spatial satisfaction, and social relations as independent variables. The results are as follows. In the case of internal and overall satisfaction (space satisfaction), it was confirmed that the satisfaction with the community space significantly increased as the satisfaction increased. The higher the average monthly household income (socioeconomic characteristics) and the higher the number of close neighbors (social relations), the lower the satisfaction with the community space, The following implications were drawn. ① Demand response and supply management are needed to increase housing satisfaction beyond housing stability. ② Housing stability policy directions, such as the operation of community revitalization programs in consideration of residents' socioeconomic characteristics. ③ Supply of public rental housing for various interior spaces (planes, internal facilities, etc.) in consideration of housing demand or household characteristics. ③ Provision of specialized programs for each class as housing services in response to consumer characteristics.
