다세대주택은 우리나라에서 하나의 독특한 주택형태로 정착하고 있으며, 실제로 주택 부족부분의 많은 양을 임대부분으로 해소해 온 것이 사실이다. 본 연구는 다세대 주택이 건축법상 정상적인 주택형태로 인정받기 이전에 부산시에서 건설된 91호를 분석대상으로 한 것이며, 관계도면및 설문조사를 통하여 실태조사와 건축계획적 분석을 가한 것이다. 연구내용은 먼저 다원대주택 주거자를 주.부세대로 나누어 사회적 계층 특성을 살펴 보았으며 둘째, 다세대 주택의 동거유형을 주.부세대에 따라 건축계획적으로 어떻게 조합되고 있는가 하는 경향을 알아 보았으며 셋째, 다세대 주택의 구조요소에 따라 거주공간의 특성을 분석하였으며, 아울러 각 거주공간의 규모분석도 동시에 행하였다.
