The purpose of this study is to grasp tendency and scale of price fluctuations on reconstruction phases then to estimate scale of price fluctuations according to the applications of reconstruction permissive age regulations. The objects used on this paper were 12 reconstruction apartments and 34 comparative apartments located in 3 districts(Gu) in Seoul. The results of this study follow as ; The first, price rising ratios were higher on the early phases of the project than the subsequence phases. The second, the price fluctuation ratios to previous year-same month displayed more similar fluctuation patterns than the price fluctuation ratios to previous month. The third, high price rising ratios during the early phases were more affected by the expectation about project performance rather than the afterward phases’ higher possibilities of project performance. The forth, appling gradational standards makes price fluctuations’ influences dispersed in scales and times. Price rising on the early phases in the reconstruction projects will be diminished, because of the changes in new regulations that made reconstruction project more complex and difficult to carry on, and take much longer periods.
