This study is conducted to investigate the changes in residential area and density depending on the classified residential zones. The residential Zone I in Gangnam district of Seoul, which was constructed by the large-scale land subdivision project, was selected for this study, and the following conclusions are derived: First, in terms of blocks, land, and slenderness ratio, all residential areas were developed in a grid pattern, centering around park, church, and school. The sub-divided areas of Yeoksam-dong and Cheongdam-dong in Seoul have similar land size and block area, but Nonhyun-dong is found to have a land size, 2-2.5 times larger than other areas. Also, most blocks are arranged to have a long north-south axis, and both air circulation and sunlight are maximized by arranging buildings on the north and empty land on the south. Second, in terms of the road system, small streets were arranged relatively equal centering around park, church, and school so that each residential area can be reached effectively from all major arterial roads. Third, compared with the early stage of development, the land of Yeoksam-dong and Cheongdam-dong areas has been changed, but their building coverage ratios and floor area ratios have been steadily increased over time. Accordingly, these areas are suffering from the side effects of development, such as the shortage of open space and parking lot. However, at Nonhyun-dong area, parks within each block are utilized as an environmental infrastructure, and a gradual development within blocks is achieved by combining residential lands. As a result, it is found that new forms of houses have been developed, changing from detached homes to townhouse, and the problems related to overcrowdedness and legal regulations have been resolved.
