Recently, many interests in urban regeneration have influenced on urban development policies to tackle the decline problems of urban centers. This trend seems to deal with diverse solutions with economic, social, cultural regeneration as well as physical improvement of urban settings beyond expected interests in real estates. Moreover, the competitiveness of a city not only relies on the physical elements such as location, resources, infrastructure and market accessability but also the amenity promotion and development strategies. It has become a dominant spatial structure and affected on urban life style by transforming its spatial structure. Therefore, the city have been led by development policies in the process between continuous transformation and development relating to the issue of physical structure and urban life style.
This study aims not only to analyse decline factors but to determine regeneration-need priorities in an Unified Changwon City (UCC), consist of most important: Channgwon, Masan, and Jinhae. In addition, it aims to suggest basic development direction and strategies for the UCC.
For this study, we explored the importance of urban regeneration in each district which was a city before unification by using AHP and IPA matrix. through a questionnaire survey to the city officials and experts.
As the result of the survey analysis three findings are identified: physical factors are the msot impotant in Masan and Changwon; institutional system was the most important in Jinhae; and infrastructure, in particular, among physical factors was most important for urban regeneration.
