This study aims to explore the issues of gentrified neighborhood through urban regeneration projects and low-income housing provision. Understanding patterns of neighborhood redevelopment and change, and their effect on local residents, is critically important for policymakers who wish to promote urban and community regeneration. During the last half century, housing shortage was one of the most serious problems in urban Korea. Housing plays a pivotal role in the overall urban regeneration process in Seoul. The government has tried to solve the problems of housing shortages in Seoul through urban and housing regeneration projects. There is no doubt that the urban and housing regeneration projects have contributed to a housing stock increase. However, poorer pre-gentrification residents who are unable to pay increased rents are forced out. Gentrification often includes a negative change of status for the existent population and neighborhood. In devising future urban regeneration projects, governments have to take into account residents’ housing and socio -economic needs relating to maintaining low-cost housing, the community’s social networks, pattern of interactions and culture in order to create sustainable communities and to solve socio-economic problems.
