Since ‘Sohangju’(Creating Happy Housing with Better Intercommunication) provided Sohangju #1 in 2011, 9 Sohangju housings are in progress, which include ‘Fun Sohangju’ in Mt. Samgak Fun village and Mt. Bongjae after school in Hwagok-dong, recently broke ground.
There are cases developed pursuing community vitalization and sustainable society in the area where strong community is already formed in Seoul, and some evolved from original form.
1st evolution is to expand to Kyunggido (Gwachun and Buchun), which resulted different building typology due to building in different zoning, from one building in 2nd Class Residential District(Lot coverage/FAR->60%/200%) to two buildings in 1st Class Residential District(60%/120%) or to country house type with large yard, but small number of units in Green Belt Zone(20%/80%).
Even though FAR is lower, if people really want to live in that area, they don"t mind to take 1st Class Residential District or Green Belt Zone.
2nd is to try housing development with land lease, first trial in Korea, which Sohangju #5 is done by this method. The Seokyodong case with 40 years of residence right, close to land leasehold commercial housing, is considered as a new style of public housing and getting a lot of attention. The case will be a good reference for local and central government to set up strategy for housing problem. Sonhangju will continue diversifying its development method. This paper will talk about Shared House development, mainly by describing the process of Sohangju #5 ‘Living housing(Salmyunseo Jutaek)’, as the case of first land leasehold housing development in Korea. Sohangju"s solutions for housing diversification, area vitalization and community recovery, can be summarized as below.
1. Rural housing type(Property which is released from green belt zone)
2. Small development type, lot smaller than 165㎡ (leftover lot development, 3-4 units of narrow/small housing type)
3. Large development, 15 units or more, by changing class in outskirts of metropolitan area and Kyunggi province (townhouse type)
4.Participation of private-public cooperative housing development, such as Social housing and Community housing.
