There is a lack of objective grounds for the term of warranty liability, which is an important measure of the dispute. Therefore, there is a lot of contention about the legal interpretation of the subject who is responsible for the occurrence of the defect, so the disputes are intensifying, In order to solve these problems, this study analyzed the defects occurring in the painting work of apartment houses and examined the trend on defect occurrence, and compared the relationship with the current term of warranty liability The results are summarized as follows. First, the occurrence of defects in the painting work occurs from the first year to the fifth year, which is quite different from the trend on defect occurrence of the entire finish work. Second, there is a big difference in the trend on defect occurrence in the painting work even when compared with other facility works which have the same term of warranty liability for one year in the fish works. Third, there is a big difference between the trend on defect occurrence in the painting work and the other detailed facility works of the finish works. Therefore, it is considered reasonable to establish a separate standard considering the tendency of the painting work, even if the term of warranty liability is revised to an appropriate level.
