The purpose of this study is to suggest to an architect information about the need for occupant and change usage possibility of community facilities in case studies and to makes an architect reduce a mistaken prediction. The research subjects of this study are the four public lease apartments which are built around the same period with the same design guide. The survey method is a questionnaire survey, an experimental study, focus group interview, an analyzing drawing. The result of the study is as follows. The first, each community facilities may be different maintenance methods and according to different maintenance methods, the changing usage and interior finishing materials plan for each facility is needed. The second, many changes of use case have been in facilities where the purpose for space is not clear such as infornet, multimedia room. The third, the occupant had a high preference for sports facilities and they were willing to use sports facilities if the environment is improved. The fourth, sauna and fitness center designed to improve sales and to enhance community facility were not used or changed usage because of the difficulty of maintenance. The fifth change of usage can be a kind of defect, so the government should revise the law to help contractor change usage.
