This article aims to examine the factors influencing the residential mobility and locational choice of the baby boomer in the Seoul metropolitan region using 2018 Survey on the Residential Conditions. First, both total asset and total debt have significant impacts on the residential mobility and migration plan of the baby boomer; household income, however, has no significance. Second, the households with a child are inclined to move within same region. Furthermore, they prefer to reside in the same housing in the future. Whether the householder retires from his or her job or not has no impact on the residential mobility and migration plan. Third, the households living in rental houses have a tendency to move out, and the household living in the housing for more than thirty years are preferable to move within same region. Lastly, several factors relevant to residential satisfaction have significant effect on the residential mobility and migration plan. As the baby boomers satisfy with housing structure and internal conditions, they are likely to live in the same housing. In addition, the baby boomers that feel satisfied with both amenity and public transit accessibility tend to move within the same region, but not to move between the region. This study is of academic significance in that it considers various variables affecting the residential mobility and migration plan of the baby boomers in the Seoul metropolitan region.
