This study is aimed at identifying differences in self-efficacy between residents of social mix housing and general public rental housing, and analyzing the effects of social capital on self-efficacy. For the analysis of the research, We used the second year panel data of the Seoul Housing & Communities Corporation's Public Housing Residents Survey. Result of this study shows that residents living in social mix complexes have higher self–efficacy than those living in general public housing. It findsthe all components of social capital, trust, network and reciprocity, have positive effects on self-efficiency,. In the cases of trust and reciprocity, they have greater influence on the self-efficacy of residents living in social mix complexes. This study validates the goals of social mix policies trying to reduce the lower class perception of residents renting public housing. It also suggests that housing policies for lower income people is better to mix residents of different socio-economic background in order to nurture sense of community among residents.
