The common area usage fee has a similar characteristic to the common area management fee, it is included in the dwelling usage fee and is not receiving attention compared to the social and policy interest in the management fee. Therefore, in this study, using the management information of K-apt in Incheon City, we examined the effect factors of the common area usage fee using a panel model for a total of 4,307 apartment complexes from 2012 to 2017. The main findings of this study are as follows. First, this study confirmed that physical apartment complex characteristics affect common area usage fee. Second, this study shows that the management characteristics represented by the type of electricity charge have a significant effect on the common area usage fee. Third, this study found that the common area usage fee was significantly affected by the characteristics of various facilities and equipment installed in the apartment complex. It is noteworthy that the common area usage fee of the apartment complex adopting the booster pump by the type of water supply was about 8.73% lower.
