Real estate auctions were once regarded as the exclusive domain of certain people, but the revision of the Civil Execution Act has made it easier and safer to acquire real estate. However, procedures such as taking the tangible movables out after applying for compulsory execution to receive real estate that have not been negotiated with the occupant after successful bid auctions and carrying out separate auctions remain as matters to be improved. In order to suggest a rational operation plan for the compulsory execution system, we tried to derive problems through literature research, expert interviews, and general public surveys. Since the number of laborers mobilized for compulsory execution is more than necessary, it is necessary to improve the number of effective laborers and to calculate reasonable costs accordingly. Second, it is necessary to improve the information provision of tangible movables. In the case of information on auction items for tangible movables, the amount of information is insufficient and the content is limited to form, so improvement is needed. Third, the appraised value calculation for tangible movables should be more realistic. As it is pointed out that the appraised value of tangible movables is not realistic because it is carried out in a conventional and formal way, a more specific and realistic appraisal of the appraised value is required. Fourth, the auction site for tangible movables should be reasonably adjusted. It is necessary to objectively evaluate whether it is necessary to take out and keep the tangible movables remaining in the real estate, and it is necessary to make reasonable adjustments to the auction site of the tangible movables according to the evaluation.
