This study examines the differences between the young and the elderly as the housing vulnerable groups and determinants. This study classified the ages of 20 to 34 into the young and the age over 65 into the elderly using the 2010 and 2020 Korea Housing Survey. Housing instability is classified into housing affordability, housing adequacy, and residential duration instability. We employed the Chi-Square test and binary logistic regression analysis to examine differences in the level of housing instability for each type and determinants of housing instability. The results are as follows: First, there are differences in the level of housing instability between the young and the elderly. It was found that elderly households experienced a high housing cost burden (60.2% → 71.3%), and young households experienced residential duration instability (87.8% → 93%). The gap in housing cost overburden increased from 31.3% to 32.5%, and residential duration instability increased from 41.4% to 48.6% between young households and the elderly. Second, there are differences in determinants of housing instability between the young and the elderly. There are still some limitations. This study did not consider the type of households. In addition, we could not consider a suitable for analyzing residential duration instability. For future studies, it is necessary to consider detailed household types.
