Retail property market is one of the main sectors in the real estate market, but there has been little research in this area in Korea. This study attempts to examine the physical and operating features of retail properties as well as the distinctive characteristics of their rental market in Seoul. Simple statistics indicate the followings : ⅰ) old retail properties have small lot size and gross floor area ; ⅱ) retail properties are mostly owned by individuals ; ⅲ) unlike the residential market, the major rental contract type in the retail rental market is monthly rent with variable deposit ; ⅳ) however, any standardized relationships between deposit and monthly rent, which is clearly observed in the office rental market, is not observed. Regarding to the conversion rate of Chonsei to monthly rent, interesting findings are that the conversion rate of Chonsei to monthly rent is much higher than the market interest rate, and that it rises as deposit to Chonsei ratio increases. This can be interpreted as that a rental contract with a higher ratio of deposit to Chonsei requires a risk premium. The overall results indicate that the rental market of retail properties has identical characteristics.
